Senior Project Manager
Reports To: President / CEO, General Manager, Senior Vice President, Design Director and Director of CAD
FLSA Status: Exempt
Summary:
Plans, directs, and coordinates all scheduling and activities of designated assigned projects to ensure that goals or objectives are accomplished within the prescribed time frame and fee and funding parameters by performing the following duties:
- Essential Duties and Responsibilities
Manages the design teams with project scheduling for the Interior Documentation to ensure completion within both internal and external guideline standards and schedules.
- Serve as the Main “point of contact” to the Client and project team coordinator during all design phases: Schematic, Design Development, Construction Documentation and Bidding / Negotiation / Tender and Construction Observation Phase.
- Works in conjunction with the Job Captains and FF&E Designers on an ongoing basis to ensure proper documentation coordination
- Reviews initial design intent with project team to acquire understanding of the overall design direction.
Reviews all project documents for accuracy and redlines
- Establishes work plans and schedules for staffing for each phase of project, and arranges for recruitment or assignment of project personnel.
- Confers with Senior Management to develop and outline work plans and to assign duties, responsibilities, and scope of authority.
- Directs and coordinates activities of project personnel to ensure project progresses on schedule and within prescribed budget.
- Prepares daily email correspondence or status reports and modifies as required to Senior Management.
- Prepares daily email correspondence to team and project reports or minutes of meetings for management, client, or others.
- Confers with project personnel to provide technical advice and to resolve problems.
- Coordinates project activities with activities of government regulatory or other governmental agencies, as it pertains to interior design code issues.
- Coordinates efforts of design and production team members in finalizing and documenting the project.
- Reviews all project documentation for code compliance.
- Maintains journal and records of submittals, samples, shop drawings, etc. in an organized fashion and ensures that the aforementioned are reviewed by the appropriate team members in a timely manner during the Bidding/Negotiation/Tender and Construction Observation Phases.
- Coordinates scheduling and staff/hour allocation with Design Director, Senior Vice President, Director of CAD and CEO/Principal-in-Charge.
- Ensures graphics quality and consistency of construction documentation to fit within KLA’s standards.
- Assists to generate architectural interior specifications, and any applicable schedules in conjunction with design team.
- Maintains daily email contact with contractors, architects, engineers, and other pertinent consultants as needed to facilitate the project and copies the team members.
- Ensures that proposed design work can be built and checks and redlines all design work documents accordingly for accuracy.
- Ensures that construction documentation section details are correct.
- Maintains knowledge of contractual scope of work and monitors same during construction documentation and construction observation phases.
- Identifies any requested or potential scope deviations and notifies Director of Design, Director of CAD and other staff in order that appropriate responses may be generated.
- Assists Senior Management and Director of Design in selection of team members for project.
- Possesses knowledge of any all required regional standards and codes for both production and building as they pertain to design work.
- Interfaces with consultants and is the key point of contact for all incoming and outgoing correspondence for the project.
- Makes decisions on scale and proportion based on interior standards and informs designers of any deviations
